I tell buyers not to expect a lot of homes to come on the market during this holiday time (from just before Thanksgiving through the New Year). For you, a seller, it might be the right time to get the house listed for sale.
Should I Take It Off the Market?
Along with, “Should I list my house for sale at holiday time?”, another question I hear from people who have their house listed, is “Should I take the house off the market during the holidays?”.
There isn’t one clear-cut and dry answer as to when is the right time to list a house for sale because everyone’s circumstances are different.
Are Buyers Looking for Homes at Holiday Time?
There was a time, before the internet, that buyers had to call an agent and have the agent mail them information on houses available. Information wasn’t so instant, so people just didn’t think about buying houses or get out to look at houses this time of year. The argument then was that buyers were not looking so a seller might as well wait to be on the market until there were more buyers.
Why, Yes They Are!
The internet changed that. Now people can view houses online 24/7, and its easy for many to get away for a day or weekend to house hunt. So, if you want to sell then you might as well be on the market. There are still groups of buyers and Realtors who prescribe to the, “not many houses on the market”, theory, but I think being on the market now might give you a slight edge in that you will be one of the few houses coming new to the market!
