Requests about “tiny homes” in Door County have been all the rage this year.
What is a Tiny Home

Wikepdia defines a tiny home as a structure that is under 400 square feet in size. The movement toward tiny-homes is both social and architectural–downsizing, minimalistic, and green.
Can I Build a Tiny Home In Door County
The answer here is both yes and no.
The Door County Zoning Ordinance dictates that a residential structure be at least 750 square feet in size. So that would not allow one to build a tiny home (one under that 750 square feet) on any home site in the Door.
There are two locations that do allow homes of that size. They are not the traditional residential neighborhood, but for some it is an answer to their Door County getaway.
Think about this…could you live in a home that is about the size of a one and one-half stall garage?

Small Home vs. Tiny Home
Again the concept of the tiny home-400 square feet or less-is generally not possible in Door County. I will provide some information on the two areas you can find a tiny home later in this article. For now I ask you to consider a small home–a home that still downsizes, allows you to be minimalistic, and not take up a large footprint in your green-space.
One such home is located at 5418 County I in Carlsville. The home is just over 1000 square feet in size. It hosts three bedrooms with hardwood floors and ample closet space, a large living room also with hardwood floors and with big picture windows, a huge kitchen and dining space, one bathroom and full-size laundry machines in the back foyer. There is a full basement, a two stall attached garage, and a large pole-building storage shed.
One bathroom not enough? Consider adding one in the basement. The basement had a Sure-Dry system installed a year ago and is dry and clean.
There is a long list of other recent improvements, email me here to request the information.
This is a dandy little house!
The Door County Tiny House
Heritage Lake in Egg Harbor is one of the places you can have a traditional tiny house. The houses are on sites one-quarter acre in size. The houses, park model homes, range in size from about 400 square feet to just under 1000 square feet. They offer one or two bedrooms, a nice kitchen and dining area, living room, bathroom, and sometimes a laundry closet.
These little homes can range in price from about $75,000 to $150,000. There isn’t much in the way of exterior and yard maintenance required. A downside for some is that you do not have a garage.
Heritage Lake is a nice little community with a large rec center and indoor swimming pool, tennis courts, some walking trails and a pond. The annual maintenance fee is at this time, in 2019, $1,000 per year.

Don’t Rule Us Out
So don’t rule Door County out because someone says you can’t build a tiny house here.
Consider some of the smaller homes we have, and how those might feel to you versus a home about the size of a 1 1/2 stall garage.
